Yarra Falls at 452 Johnston St, Abbotsford, is a landmark redevelopment of the historic 1919 Spinning Mills site, now transformed into a premium office precinct by Abacus Group. Situated on Melbourne’s city fringe, Yarra Falls offers direct access to the Yarra River Bike Trail, public transport, and parklands, creating a well-connected, sustainable work environment.

Head contractor Plan Group played a key role in the transformation, converting 3,000m² of cold shell space into four tenancy fitouts of spec suites through an Early Contractor Involvement (ECI) model, with electrical work carried out by Elecflight.

Retaining its industrial character, the site integrates modern workspaces with end-of-trip facilities, an on-site gym, and an expansive indoor winter garden. Darkon’s DEEP C 210 architectural downlights and SLIM C SUS linear profiles were used exclusively throughout, installed in continuous runs of up to 50m. BALL BOY CLUSTER decorative feature lights and surface mounted TUBE fittings elevate the end-of-trip areas with a touch of luxury.

With a 4.5 NABERS energy rating and biophilic design elements, Yarra Falls blends heritage with modern workplace needs, offering an exceptional city-fringe office environment.
